December 2025 Update
Required water leak prevention measure: The board voted to require homeowners to take the following precautions to prevent water leak damage:
Turn off domestic water supply when out of town overnight. (This requirement refers ONLY to the water supply for your plumbing fixtures and appliances, and NOT your fire sprinklers, which are on a separate valve that must remain open.)
When you turn off your water, you should also unplug your recirculating pump (or it could burn out).
You may also want to turn off your water heater on the slim chance that a water leak empties your hot water tank, which would cause the heating elements to burn out.
When outside temperatures are at or below freezing (32 degrees F):
Keep your house temperature at 55° or higher
Set sink faucets on outside walls to drip; leave open the cabinet doors under those sinks
Turn off interior valves for outside faucets
Disconnect hoses from outside faucets
Cover outside faucets
Annual Meeting Recap
At the meeting, the proposed 2026 budget was officially adopted. The budget calls for monthly dues of $425 starting January 1, so please adjust your auto-payment.
Two directors whose terms expire at the end of this year are leaving the board: Al Muellenbach and PG Bartlett; we're fortunate that two of our neighbors, Betsy Feder and John Hornyak, offered to replace them.
